“Wait.. prices might soften.”

“It’s still a seller’s market.”


The reality is, in the East Bay, it depends on where you are and how you’re approaching it.

Because right now, buyers and sellers are both winning... but only when they understand the micro market they’re in.

The Big Picture (Quickly)

Across Alameda County right now:


  • Inventory is still relatively low, but starting to build in select areas

  • Buyers are active, but far more selective than in previous years

  • Homes that are priced and presented well are still moving quickly


That said, the experience varies dramatically by city.


Hayward Hills: Lower Inventory, Strong Seller Position

Hayward Hills continues to see limited inventory, especially for updated homes with views.


  • Many homes are selling within 10–14 days

  • Multiple offers are still common when priced correctly

  • Buyers here are often more lifestyle driven than rate sensitive


For sellers:

You still have strong leverage if you hit the market with the right pricing strategy.


For buyers:

You need to act quickly on well-positioned homes. Waiting usually means missing out.


Castro Valley: Balanced, But Price Sensitive

Castro Valley is moving quickly but only for homes that align with buyer expectations.


  • Days on market are low for well-priced homes

  • Overpriced homes are sitting and reducing

  • Turnkey properties are outperforming fixers


For sellers:

Execution matters more than timing. Pricing precision is everything.


For buyers:

There’s some negotiating room but mostly on homes that missed the mark initially.


Livermore: Increasing Inventory, More Buyer Leverage

Livermore has seen a noticeable increase in available homes.


  • Buyers have more options than earlier in the year

  • Homes are taking longer to sell unless they stand out

  • Pricing gaps are more exposed


For sellers:

You’re competing more directly, presentation and pricing matter more than ever.


For buyers:

This is one of the more favorable pockets right now. You have time to evaluate and negotiate.


Pleasanton: Competitive, But More Disciplined

Pleasanton remains one of the more desirable markets in the East Bay but it’s no longer the frenzy it once was.


  • Well-priced homes in top school zones still move quickly

  • Buyers are more analytical and less willing to overpay

  • Days on market vary more depending on price point and condition


For sellers:

Demand is still strong, but expectations are higher. Strategic pricing and clean presentation are critical.


For buyers:

You’ll face competition on the best homes but there are more opportunities than a year ago to negotiate on others.


Right now, both buyers and sellers are hesitating, just in different ways. Buyers are waiting for interest rates to improve and Sellers are waiting for a “better” market moment.


But when everyone waits, the same pattern tends to follow:


  • More listings hit the market at once

  • Sellers face more competition

  • Buyers lose some leverage as demand returns


The strongest outcomes tend to happen when you move before the crowd...not after.


A Real Example (Recent)


I recently tracked two similar homes in the Hayward Hills area.


The first: I listed this home just under $1.9M, within a key buyer search range, fully prepped and marketed strategically. Went pending in under two weeks with multiple offers and sold for $2.1M.


The second: Not listed by me, they listed higher to “leave room” and it sat for over three weeks! Took multiple price reductions and ultimately sold well below the first home.


From a seller’s perspective, the difference was pricing strategy.

From a buyer’s perspective, the second home created opportunity but only after sitting.


Same area. Similar homes. Completely different outcomes.


So… Is It a Good Time to Buy or Sell?


For sellers:

Yes, if your home is positioned correctly. The market is still rewarding homes that generate early demand and competition.


For buyers:

Also yes... but selectively. You have more negotiating power than before, especially in areas like Livermore, but the best homes still move quickly in places like Pleasanton and Hayward Hills.


The key on both sides is the same:

Success right now isn’t about perfectly timing the market... its about understanding your specific city, price point, and competition.
